Today, Monday the 27th of November, took place the Mid Construction Visit of Palazzo Novecento in Turin, at the presence of Paola Moschini, LEED Green Rater, and Megan Gilman, Provider, coming directly from Colorado (USA). The Mid Construction Visit is the first building inspection, a mandatory step in LEED for Homes certification and Palazzo Novecento is the first building in Italy to pursue the LEED for Homes Multifamily Midrise certification.
Palazzo Novecento is one of the most significant building in the recent architectural history of Turin. It was built between 1928-1930 by the architects Pagano and Levi-Montalcini and it is one of the most important expression of the Italian modern rationalism architecture. The ambitious re-qualification project wants to preserve the beauty of the building, updating to the modern needs for the residential sector.
The real estate group IPI Spa decided to follow the LEED v4 for Homes Multifamily Midrise certification, first in Italy, with a LEED Gold goal, to guarantee high energetic and environmental sustainability standards.
The project team, composed by Studio Baietto Battiato Bianco (construction supervision and architectural design), Colletti Ingegneria (systems design), Sintecna (structural design), with the support of Macro Design Studio srl, integrated sustainability strategies in the project to reduce the energy and water demands, moreover, to guarantee an high quality of the internal spaces through a detailed choice of materials, a controlled ventilation system and the air tightness of each apartments.
A particular of LEED v4 for Homes Multifamily Midrise protocol, that can be applied to all residential buildings with more than 4 floors, is the presence of an on-site verification professional: the LEED Green Rater. The LEED Green Rater is a mandatory figure for the certification process, it guides the verification team and works with a Provider accredited by USGBC.
The construction of Palazzo Novecento, realized by Costruzioni Generali Gilardi, is proceeding in tight rhythms, the demolition and strip out of the building are completed, while now they are resolving the thermal bridges in façade and making the internal partitions, before starting with the latest finishing. It is at this point that the Mid Construction Visit has to be done, the inspection of all the internal elements (partition layers, systems, …) that wouldn’t be verifiable any more.
Today Paola Moschini, LEED Green Rater, and Megan Gilman, Provider, did the Mid Construction Visit of Palazzo Novecento inspecting floor by floor to check if all the construction requirements have been satisfied.
Paola Moschini is really satisfied by the result: “Palazzo Novecento is the first building in Italy following LEED v4 for Homes certification and the goals are very ambitious. Megan and me, as Provider and LEED Green Rater, mandatory professionals for this certification, checked the state of progress of the entire building, analyzing every construction details, node and package built.”
Next verification step will be the Final Construction Visit, with the LEED Green Rater, at the end of the construction phase in October 2018.
